Exterior Features
The Metropolis is to be built according to plans and specifications by WPH Architects, with modifications by the developer during the construction process.

Exterior is EIFS, glass, with accents made from pre-cast concrete. Plans call for 8″ or 9″ of concrete between floors. The party walls are double wall construction with four layers of drywall and sound insulation between the studs.

Detailed and varied balcony railings compliment the building

Double thermo paned windows will vary in number and size due to the variety of floor plans. The amount of total glass area will vary depending on the floor plan selected.

The roof is a single ply system over tapered insulation on top of an 8″ or 9″ concrete deck.

The swimming pool is oversized with a whirlpool spa. There will be landscaping within the pool courtyard, the motor court and at the entrance.

Interior Features
All residences will have a balcony/terrace. Total square footage varies with floor plan

Loft ceilings are designed to be 9’ on the lower level and 9’ on the upper level. The open living areas will have 19’6” high ceilings.

Flats are designed to have 10’9” ceilings.

Units vary in width from 21’-28’ wide.

Generally, the first floor of two-level lofts will be a combination of sealed concrete, wood, stone and some have carpet; the upper level will be carpet and stone (W/D areas will have Vinyl). Note: The Flats will have no sealed concrete exposed.

Shower walls are marble or slate.

The front door will be either single or double 8’ solid core, depending on the floor plan. The upstairs or downstairs bathroom door (Buyer’s choice) will be a treated glass door. All other interior doors will be 8′ hollow core.

Mechanical plans call for most units to have two (2) AC units. (water source heat pumps).

More Features
Appliances are stainless steel General Electric to include side-by-side refrigerator, dishwasher, convection oven, microwave and a gas cook-top with down draft ventilation. Washer / Dryer connections are included (Buyer responsible for appliances).

Wine chillers are included as standard features in most homes.

Master bathrooms will have a 6’ whirlpool tub and OVERSIZED shower with 2 Speakman shower heads. Guest baths for most units will have a 3’ shower or larger.

Mirrors above the bathroom vanity will typically be full height (up to the ceiling) with two or three lights, depending on floor plan. Bathrooms with pedestal sinks will not have a developer supplied mirror.

Pedestal sinks are standard in a few floor plans.

Plumbing fixtures are chrome finished, as displayed in the sales office.

The kitchen and bathroom cabinet finishes are available in several alternatives. Buyer’s choice from standard selections.

The stairways to the 2nd floor sleeping area are scheduled to be metal or wood with carpet, varying, depending upon the floor plan chosen.

Lighting consists of track lights, stem halogen and other fixtures similar to or the same as the sales office.

The building will be wired for cable TV, multiple phone lines and high-speed internet.

There is an oversized 80-gallon hot water heater for each unit.

Crown molding in the living room is standard for Flats.

Large walk-in closets ideal for built-ins. Buyer is responsible for the design and construction of their own built-ins and shelving.

Loft is sold unpainted, with one coat of primer only.

Applying For A Mortgage

When you apply for a mortgage loan, you will have to go through a process which will determine whether or not you will actually receive the loan. This process starts with you meeting the mortgage lender, who will assess your financial situation and decide whether or not you qualify for the loan. 

For your initial meeting with your mortgage lender, remember to bring the following papers. These documents are essential if the mortgage lender is to assess you properly. 

For your first meeting with a mortgage lender you should bring:

  • Bank account information, including account numbers and recent account statements 
  • Tax returns, W-2 withholding forms, pay stubs, and other proof of employment
  • Recent credit card bills
  • Canceled checks for utility bills and loans
  • Gift letters

Looking for a new home in Las Vegas?  ALWAYS TAKE YOUR SCOT!!  You’ve decided that you want to look at new homes around Las Vegas. So you grab the Sunday paper with its handy reference map, jump into your car and start driving around the city looking at the new home tracts, right? WRONG!!! This is a common mistake that could cost you thousands of dollars and a lot of peace of mind! Unless you are a contractor in Las Vegas, it is unlikely that you will know the builders like I do. New home or resale, you should always have your Scot – it costs you NOTHING! But you must take your Scot with you on your first visit into the new homes sales office.

I know each builder’s quality. Not only have I seen those beautiful professionally decorated models, I know whose workmanship lasts through time.

I know which builders are the most cooperative when it comes to making changes on your new home.

I know who has the best customer service if there is a problem. Even new construction can have minor defects which will remain undiscovered until you’ve lived in the home a while. A builder who comes in and makes these corrections promptly is priceless!

If there are any special buyer incentives I know about them first! The Las Vegas new homes builders actually advertise to real estate agents because they want us to show you their homes. But if you come into the development by yourself, they have no need to offer you an incentive. And the tract agents work for the builder. They won’t mention any special promotions if they don’t have to.

I will look over all contracts before you sign them and make sure there are no “red flags” in them.

I will help you obtain the best financing. Quite often the new home builders will offer an incentive of $500 to $5,000 if you use “their” lender. Depending on the interest rate charged and other “garbage fees” put into the loan, this may or may not be lower than what you may find elsewhere.

I will assist you with lot selection. Location is crucial and I know how to pick the best lots.

I will recommend professional home inspectors to check out the structure before we close escrow, and I will be there to do your final walk-through with the builder. I know what is acceptable workmanship and what is not.

I will also save you lots of time. I have a complete database of all the new homes in the Las Vegas and their floor plans! I can eliminate unwanted features without driving all over the valley!

And you get all this help for free! The builder, by law, cannot sell the home any cheaper to you if you come in without your Scot. But if you do, the tract may refuse to allow you to bring back your Scot later. So resist the impulse to “shop” without me, I’m here to help you and I can save you money when you are buying a new home in Las Vegas!
